We are closed on all federal holidays, Thanksgiving, Christmas, New Years.

We don't perform stopwatch inspections common to the industry so scheduling in advance is necessary. We recommend you contact us as soon as you house hunt just for notification purposes. Some make the mistake of waiting until the end of their option period before starting to look for a inspector and end up forced to use the inexperienced or volume stopwatch inspectors.

Scheduling

In order to provide a full inspection we discuss with you your needs and the state requirements. We arrange inspections with our clients in order for you to get the best information and knowledge about the property. We do not inspect your property with a stopwatch or employ an Uber inspector nor do we try to schedule 3-4 inspections a day. We run every property through a proprietary property identification system. We do this so we can determine a fee for the inspection.

Email

Our email is used by existing clients in order to transfer information. You can email us but we do not schedule inspections or quote fees via email. We still need to talk to every client and then have time to run the property through a management system in order to determine a fee. Email response time will be sometime the same day if before 6 pm. Our time is spent inside someones property or on a road traveling so its very difficult to monitor email and type on a phone.

Investor/Flipper/Flood Homes

If you buy a (Harvey) flood house we need to know. A normal inspection under the statewide standards will not address flooded homes. Please don't play games with yourself. There is a different protocol for flooded homes that is not in the inspection standards. When you play "let's see what the inspector catches" you will lose. He/she is not there for that. Investor/Flipper Homes may be increasingly part of a money laundering enterprise or with Wall Street money or money increasingly from China hidden behind "here today, gone tomorrow LLC's". Regardless we cannot see inside walls or know what has been covered up on purpose.
